SUBSTITUTE TRUSTEE'S NOTICE OF SALE

WHEREAS, on the May 25, 2016, Stephen D Boyd and Carmen C Boyd, executed a Deed of Trust to Commonwealth Land Title Company, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as nominee for Sun West Mortgage Company, Inc., its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of DeSoto County, Mississippi, in Deed of Trust Book No. 4,171, at Page 65 and re-recorded in Book No. 4,241, at Page 770 thereof;

WHEREAS, said Deed of Trust was ultimately assigned to Freedom Mortgage Corporation by assignment on file and of record in the office of the Chancery Clerk of DeSoto County, Mississippi, in February 20, 2018, in Book No. 4494, at Page 454 thereof; and

WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in February 5, 2019, in Book No. 4673, at Page 776 thereof; and

WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Wilson & Associates, PLLC f/k/a Adams & Edens, P.A., Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) at the east front door of the Courthouse, on March 28, 2019, the following described land and property being the same land and property described in said Deed of Trust, situated in DeSoto County, State of Mississippi, to-wit:

THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE COUNTY OF DESOTO, STATE OF MISSISSIPPI, AND IS DESCRIBED AS FOLLOWS: DESCRIPTION OF A PART OF THE KENNETH C. MAJOR AND WIFE, MARILYN M. MAJOR PROPERTY LOCATED IN NORTHEAST QUARTER SECTION 29, TOWNSHIP 2 SOUTH, RANGE 6 WEST, RECORDED IN DEED BOOK 460, PAGE 309 IN THE DESOTO COUNTY REGISTER'S OFFICE IN DESOTO COUNTY, MISSISSIPPI AND IS FURTHER DESCRIBED AS: BEGINNING AT A FOUND 1/2" REBAR, SAID POINT WAS SET ON A PREVIOUS SURVEY AND BEING A SOUTHEAST CORNER OF LOT 4 OF THE MAJOR PROPERTY SUBDIVISION; THENCE ALONG THE EAST LINE OF SAID LOT 4 THE FOLLOWING CALLS; NORTH 67 DEGREES 51 MINUTES 11 SECONDS WEST, A DISTANCE OF 112.62 FEET TO A FOUND T-POST; THENCE NORTH 12 DEGREES 11 MINUTES 46 SECONDS WEST, A DISTANCE OF 204.81 FEET TO A SET 1/2" REBAR, SAID POINT BEING IN THE REMAINING MAJOR PROPERTY; THENCE NORTH 70 DEGREES 20 MINUTES 07 SECONDS EAST, ACROSS SAID MAJOR PROPERTY, A DISTANCE OF 177.23 FEET TO A SET 1/2" REBAR, SAID POINT BEING IN THE WEST LINE OF LOT 2 OF SAID MAJOR PROPERTY SUBDIVISION; THENCE SOUTH 11 DEGREES 19 MINUTES 50 SECONDS EAST, ALONG SAID WEST LINE. A DISTANCE OF 246.91 FEET TO A FOUND 1/2" REBAR, SAID POINT WAS SET ON A PREVIOUS SURVEY, IS IN THE NORTH LINE OF SUNSET RIDGE (60' R.O.W.) AND IN A CURVE; THENCE ALONG A CURVE TO THE LEFT HAVING A RADIUS OF 225.00 FEET, A CHORD BEARING OF SOUTH 48 DEGREES 24 MINUTES 55 SECONDS WEST. A CHORD LENGTH OF 90.67 FEET AND A DISTANCE ALONG ITS ARC OF 91.30 FEET TO THE POINT OF BEGINNING AND CONTAINING 1.000 ACRES OF LAND MORE OR LESS.

Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.
